INVESTMENT

FRANKLIN CROFT HOSPITALITY ("FCH") is a major component of FRANKLIN CROFT's current investment focus. The company’s extensive experience in real estate and hotel ownership, development, renovation and asset management allows us to consider a wide range of property types for investment. FCH is currently seeking to expand its portfolio of California hotels and will consider individual or portfolio transactions of at least $10 million in size.

OPERATIONS

With the diversity of backgrounds and disciplines at FCH, the company also provides advisory and asset management assistance to institutional owners and other investors as an oversight of their current management. FCH's involvement is especially valuable when our expertise in development and renovation is applied to the refurbishment or expansion of rooms.

DEVELOPMENT

FCH also possesses the ability to undertake hotel developments and foresees such projects as an important part of our long term strategy to build a portfolio of highly desirable hotel assets. FCH will selectively develop new hotels when the opportunity arises under tight market conditions and where values are substantially higher than replacement cost.
