In today’s environment, we are positioned to expand our portfolio of California and west coast hotels and will consider a wide variety of individual or portfolio transactions of at least $15 million in size that are unencumbered by management. We will also consider Multi-Family and Flex Industrial space under certain conditions.
Franklin Croft typically structures its investment transactions as joint ventures with both private and institutional partners and is particularly skilled in evaluating and closing complex transactions. By means of our extensive transactional experience and multi-talented management team, we are able to craft innovative solutions involving creative and flexible capital structures to accomplish our investment goals.
Investment Strategy: Potential for value enhancement, repositioning, and/or improved operating performance.
Property Types: Major select service brands, full service brands, and independent hotels rated three (3) or four (4) star/diamond.
Project Size/Total Capitalization: Typically 100+ rooms; $15 million to $100 million+.
Geography: California, Phoenix, DFW, Salt Lake City, Denver, and Portland MSAs.
Investment Structures: Direct Purchase and Join Ventures. No private party ground leases.
